A straight answer

My bank said no to a HELOC. What can I do next?

The direct answer

Start with the reason. If your bank said no, or your HELOC application was denied, the lender has to tell you the specific principal reasons, and that reason shows whether another program might say yes.

A bank's no can reflect its own rules for listed homes, third liens, rentals, trusts or self-employed income, rather than a rule every program follows. I'm Zach von der Linden (NMLS 1652805), a mortgage broker with West Capital Lending, based in San Clemente with a branch office in Irvine. I put the financing together, and I work with homeowners in California, Utah, Oregon and Arizona.

No credit pull happens from a text or a call. The online check is a soft credit pull with no impact on your credit score for the first look. Texts and calls go to Zach's cell.

What happens after you text me?

Texts go straight to my cell, and I answer them myself when I'm free. I'll ask for the few details that actually matter, tell you whether the structure looks worth pursuing, and explain the next step. If I don't think the loan fits, I'll tell you that too.

A text or phone conversation does not pull your credit.

Why a bank's no isn't the final answer

A bank can only offer its own loan programs and its own way of reading your income. Many banks start with your tax returns and use your net income after write-offs. For self-employed borrowers and business owners, that number can look much lower than what actually comes in each month.

As a mortgage broker, I work with lenders that underwrite differently. Some programs look at your monthly bank deposits instead of your tax returns. Others are built for rental income, a non-standard property, or a recent change in work. A denial from one bank can mean your file didn't fit that bank's box, not that it can't be done.

Denied for a HELOC? Here's what to do now

Read the adverse action notice, match its reason to the right page, then text me. I'm Zach von der Linden, a mortgage broker with West Capital Lending, based in San Clemente. The notice has to state the specific principal reasons for the denial, and a line about the bank's internal standards is not enough.

A denial because the home is listed for sale is covered on the page on a HELOC declined because the home is listed. A denial over the home's value, or a demand for a full appraisal, is covered on the automated valuation page. If the reason is equity or the payment, I will tell you plainly whether it is likely to repeat.

Was it a purchase or refinance mortgage that was denied, not a line of credit? That has its own page: denied for a purchase or refinance instead?

Read the notice

  • The lender has to notify you within "30 days after receiving a completed application" (12 CFR 1002.9(a)(1)(i)).
  • The statement of reasons "must be specific and indicate the principal reason(s) for the adverse action" (12 CFR 1002.9(b)(2)).
  • A vague reason is not enough. The same rule says statements "that the adverse action was based on the creditor's internal standards or policies or that the applicant, joint applicant, or similar party failed to achieve a qualifying score on the creditor's credit scoring system are insufficient."
  • If your notice gives no clear reason, ask the lender in writing for the specific reason.

What the notice says, in plain wordsWhere to go next
The home is listed for saleThe bank declined my HELOC because my home is listed for sale. What now? Also: Can I get a HELOC if my house is for sale?

An IRS lien is on titleCan I get a HELOC or refinance if there is an IRS tax lien on my house?
Income from tax returns is too low, or you are self-employedCan I get a HELOC if I am self-employed?
The home is held in a living trust or an LLCCan I get a HELOC on a house held in a living trust or an LLC?
Valuation or appraisalCan a HELOC use an automated valuation instead of an in-person appraisal?

When a no is likely to repeat

  • Not enough equity once every loan against the home is counted.
  • A payment that does not fit your income.
  • I will tell you plainly if your file is in this group.

What I would check first

  • The notice itself, word for word.
  • Your mortgage statements, with balances and payments.
  • Your own estimate of the home's value.
  • How the home is titled and whether you live in it.

Will trying again hurt my credit?

  • Text me first so I can review your situation. The online check covers one HELOC program, not every option I may be able to arrange. It is a soft credit pull, with no impact on your credit score for the first look. If the notice names a reason one program will not change, text me before you apply again.
  • A full application uses a hard inquiry. The CFPB says hard inquiries "will impact your credit score because most credit scoring models look at how recently and how frequently you apply for credit."

Example

Say your bank turned down your line and the notice says the home is listed for sale. That reason is the bank's own policy on listed homes. The page on a HELOC while your house is listed explains what a program that accepts listed homes checks instead.

State notes

The notice rule quoted here is federal (Regulation B).

Questions people ask next

Why did my bank deny my HELOC?

The notice has to say. Regulation B requires the lender to give "the principal reason(s) for the adverse action," and a statement that you did not meet its internal standards is not enough.

How long does a lender have to tell me it said no?

Regulation B requires notice within "30 days after receiving a completed application."

Can a broker help after a bank says no to a HELOC?

Sometimes. A broker works with more than one lender, so a no that came from one bank's own rule may not repeat. A no based on equity or the payment usually will, and I will say so.

Will applying again hurt my credit?

The options check is a soft pull with no impact on your credit score for the first look. A full application uses a hard inquiry, which the CFPB says can affect your score.

I live in Orange County. Can you help?

Yes. I am based in San Clemente, with a branch office in Irvine, and I work with homeowners across California, Utah, Oregon and Arizona. The San Clemente page covers local questions.

My HELOC application was denied. What now?

Read the adverse action notice, match the reason to the right page, then text me. I'm Zach von der Linden, a mortgage broker with West Capital Lending. The lender has to give the specific principal reasons. A reason that is one bank's own rule, such as a listed home or a third lien, may not repeat with another program; a reason based on equity or the payment usually will, and I will say so.

What clients say

Zach was so easy to work with. He made a stressful situation into a very positive experience for us and did push us one way or another. He listened to what we hoped we could accomplish and made it happen.

Which page is this?

Keep your mortgage, get cash. A separate second loan can leave your existing first mortgage exactly as it is. The cash comes with its own rate and payment.

Can I get cash out of my home without refinancing?

That page has the tradeoffs and the same next step: the options check with no impact on your credit score for the initial check.
