Mortgages by profession
Do doctors, teachers and nurses get special mortgages?
The direct answer
Yes, there are mortgage programs and homebuyer assistance worth checking for these careers, but no job title qualifies you automatically. I'm Zach von der Linden (NMLS 1652805), a mortgage broker with West Capital Lending, based in San Clemente. I offer physician loans and professional mortgage programs for eligible attorneys, CPAs and nurses through West Capital Lending.
I also help eligible buyers use homebuyer assistance programs without confusing a career benefit with a general mortgage option. For teachers, police officers, firefighters and EMTs, the career benefits on this page are in assistance programs and HUD's Good Neighbor Next Door, not in a separate mortgage. I put the financing together with a lender; the lender and the program set the rules. I work with buyers in California, Utah, Oregon and Arizona.

Tell me your profession or income situation, the property state, and whether you're buying or refinancing. I'll explain which program requirements we need to review.
No credit pull happens from a text or a call. Texts and calls go to Zach's cell.
What happens after you text me?
Texts go straight to my cell, and I answer them myself when I'm free. I'll ask for the few details that actually matter, tell you whether the structure looks worth pursuing, and explain the next step. If I don't think the loan fits, I'll tell you that too.
A text or phone conversation does not pull your credit.
Professional mortgage programs
Physicians. The physician programs I offer do not require PMI and allow little or no down payment for eligible borrowers. Dentists, veterinarians and pharmacists can qualify as eligible borrowers under the same physician program I offer. No PMI does not mean a cost-free loan, and the program reads your degree, employment, credit, student loans and property. Do physician loans have PMI? How doctor loans work covers how it works, including the section for dentists, veterinarians and pharmacists. Still in residency or fellowship? Can I get a mortgage during residency? covers buying on a resident's pay or on a signed contract.
Attorneys, CPAs and nurses. I offer professional mortgage programs for eligible attorneys, CPAs and nurses. I check your credential and how you are paid, whether that is salary, partnership income, self-employment, or staff, travel or contract nursing, because qualifying for the program and documenting the income are separate parts of the loan. Are there mortgage programs for nurses? and Are there mortgage programs for attorneys and CPAs? cover each.
Starting a new job. I offer mortgage programs that can close before your new job starts, on a job offer letter. Can I get a mortgage with a job offer letter before I start? sets out what the offer has to show and when a pay stub is needed.
Service members and veterans. I arrange VA loans. Can I use a VA loan to buy near Camp Pendleton? explains how they work, and the two VA loans page covers keeping one while buying another.
Homebuyer assistance
Assistance programs are mostly set by state agencies and public authorities, not by profession, and each one has its own income, first-time buyer, occupancy and property rules. I arrange CalHFA, Utah Housing and OHCS down payment programs for eligible buyers, and I arrange eligible GSFA financing through a GSFA-participating lender; GSFA is California only. Here is what each agency says, checked on October 18, 2026.
California, CalHFA. I arrange eligible CalHFA financing through a CalHFA-approved lender. CalHFA says it "does not lend money directly to consumers" and "works through and uses approved lenders to qualify consumers and to make all mortgage loans." Its MyHome program is a deferred-payment junior loan to help first-time buyers with a down payment or closing costs, with income limits and homebuyer education (CalHFA, MyHome). The Dream For All voucher round is closed: CalHFA says "The application period for the opportunity to receive a DFA loan voucher is now CLOSED" (CalHFA, Dream For All). If you already hold a voucher, I got a California Dream For All voucher. What do I do next? covers the next steps.
California, GSFA. I arrange eligible GSFA financing through a GSFA-participating lender. GSFA programs are for homes in California only. The Golden State Finance Authority says it "is not a direct lender" and works through its participating lenders. Its Golden Opportunities program provides down payment assistance with a Conventional, FHA, VA or USDA loan, for first-time and repeat buyers (GSFA Golden Opportunities). Its Platinum program offers down payment and closing cost assistance to first-time and repeat buyers purchasing a primary residence in California, and its Platinum "Select" feature "applies to certain occupations and types of Mortgage Loans": peace officers, sheriffs, border patrol agents, correctional officers and others serving in a law enforcement capacity; firefighters, CalFire, paramedics and emergency medical technicians; "Medical and health care workers"; and employees of California schools, colleges and universities, including school administration and staff, as GSFA defines them (GSFA Platinum). That is a place where your career can change the assistance, so it is worth asking about if you are a teacher or a nurse buying in California. GSFA lists its Mortgage Credit Certificate as "Fully Allocated" and says "All Program funds are currently allocated" (GSFA MCC).
Utah, Utah Housing Corporation. Utah Housing says its down payment assistance "can be combined with any of our loan programs to help homebuyers with funds needed to purchase a home," alongside first mortgages that include FirstHome for first-time buyers within its income and price limits (Utah Housing, homeownership programs). Can Utah's first-time buyer program help me buy a new home? covers the new-construction program.
Oregon, OHCS. Oregon Housing and Community Services supports down payment assistance two ways, and they are separate. OHCS funds community organizations that run their own assistance programs and decide who receives it; you apply to the organization serving your area. OHCS Flex Lending is a pair of first mortgages, FirstHome and NextStep, offered with approved mortgage lenders and paired with OHCS down payment assistance (OHCS, down payment assistance). I put the financing together; I do not award assistance or grants. In Portland, Can Portland's down payment assistance loan help me buy a home? covers the city's program.
Arizona. The Arizona Industrial Development Authority says "The funds for the 2026 Arizona is Home program are exhausted and the program is retired for the remainder of the year as of October 6, 2026" (Arizona IDA). Buying in Arizona? Text me and I will tell you which financing fits your file.
Good Neighbor Next Door. Yes. Good Neighbor Next Door is a HUD program for specified occupations and eligible HUD properties. I can explain the financing side, but your occupation alone does not make any home eligible (HUD, Good Neighbor Next Door).
Can I buy any house? No. HUD lists "Eligible Single Family homes located in revitalization areas" for the program, and the regulation describes "a specifically designated HUD-acquired home located in a HUD-designated revitalization area." HUD says listings change weekly, and if more than one eligible buyer bids on a home, HUD picks by random lottery.
Are nurses eligible? Not as nurses. The listed occupations are full-time law enforcement officers, teachers from pre-kindergarten through 12th grade, and firefighters and emergency medical technicians, each employed in a way that serves the area where the home is. Nursing is not on that list. Nurses can still check the professional programs and the assistance programs above.
How long must I occupy the property? Three years. HUD says an eligible buyer "must commit to live in the property for 36 months as his/her principal residence," certifies every year, and signs a second mortgage for the discount that is released when the occupancy requirement is met.
Teachers. Are there home buying programs for teachers? gathers the assistance and Good Neighbor Next Door rules that name teachers and school staff.
Income that needs a closer review
A profession often comes with pay that does not fit a standard pay stub: a contract that has not started, partnership draws, 1099 work, travel assignments, or savings in place of a paycheck. Each has its own counting rule, and each has its own page.
- Can I get a mortgage with a job offer letter before I start?
- I just went self-employed. How long before I can buy a home? (1099 and contract work)
- Can I refinance or buy if my tax returns do not show what my business earns now? (bank statement loans for an established practice or business)
- I became a partner at work. Do I need two years of K-1s before I can buy?
- My pay is commission, bonus, or overtime. What counts toward a mortgage? (overtime and shift pay)
- My student loan payment is zero. Why is the lender counting a payment?
- Can I get a mortgage with no job but substantial savings? (asset depletion)
- Can I get a mortgage with SSI income?
- Can I get a mortgage with an ITIN instead of a Social Security number?
I offer asset depletion loans, which qualify you on documented assets rather than a paycheck. For the wider picture, the hard-to-qualify section starts with how a lender counts income.
Want a standard pre-approval while we review a program? Start my soft-pull pre-approval. It uses a soft credit check and is subject to review and verification; it does not approve a professional program or assistance.
Questions people ask next
Does my job qualify me automatically?
No. A profession can open a program, but the program still reads your degree or license, your employment, your income, your debts, your funds and the property. Good Neighbor Next Door, for example, lists specific occupations and also requires full-time employment that serves the area where the home is, and only HUD homes listed through the program are eligible.
Is this a special mortgage or down payment assistance?
They are different things. A physician or professional program is the mortgage itself, with its own rules on down payment, mortgage insurance and income. Down payment assistance is a second piece, usually a junior loan or a grant, that sits alongside a first mortgage, and a state agency or a community organization sets its rules. Some buyers use one, some use both, and I check which applies before you plan around either.
Which programs are purchase-only?
Good Neighbor Next Door is: it sells HUD-acquired homes. CalHFA MyHome helps first-time buyers with a down payment or closing costs, and Fannie Mae's offer-letter option without a pay stub covers purchases only. GSFA Golden Opportunities is for purchases, and GSFA describes a refinance only under the Platinum "Assist-to-Own" feature for employees of its member counties. GSFA is California only, and I arrange eligible GSFA financing through a GSFA-participating lender. For physician and professional programs, whether a refinance is allowed is a program term I confirm for your file.
