Soft credit pull only for that first look. Nothing to commit to.
If Zach texted you this link, just reply there. Want me to place it with another lender, or is your situation unusual? Text me first, and I'll tell you which route fits.
Rather talk? Call (949) 537-1260My advice: start with the options check. No impact to your credit score at all for that first look. Fill out your address, your name, your birthday, and your annual income, and you see exactly what West Capital Lending’s portal will offer you. From there you tailor the options, and we either text (I will answer any question you have) or hop on the phone.
A HELOC is a line of credit secured by your home. It sits behind your first mortgage, which stays as is. Zach arranges home equity lines for homeowners in California, Utah, Oregon and Arizona, including a home already listed for sale and, when equity, credit and program rules fit, a third lien behind an existing second loan.

What you keep, and what you get
What a HELOC is and how it sits behind your mortgage
Your first mortgage
Stays as it is: its rate, its payment and its payoff date do not change.
New HELOC
A separate second loan that sits behind it.
- Your first mortgage, its rate, its payment and its payoff date do not change. The line is a separate second loan that sits behind it.
- The standard home equity line Zach arranges has a fixed rate: the rate on your initial draw is fixed for the full term you choose. Any additional draw, where the program offers one, is priced at the rate in effect when you take it.
- Timing depends on verification, notarization and county recording. Timing is not promised.
- The lender may use an automated valuation instead of an appraisal visit, depending on the loan.
- Zach arranges HELOC financing for eligible homeowners whose homes are already listed for sale. Most lenders will not do this.
What people use it for
Each one has its own page with the full breakdown, if you want it. You do not need to read them to check your options.
Already have a line? Two pages for that: already have a HELOC and need another one, and my HELOC rate or payment changed.
Own a condo? Read about a HELOC on an owner-occupied condo.
Buying a home instead? Start with getting pre-approved in San Clemente.
Should I use a HELOC broker or my bank?
I offer HELOC options for homeowners whose lien position, ownership, listing status or income needs a closer review. I put the financing together by checking which available program can consider those details, and if an offer from your bank or credit union makes more sense, I’ll tell you.
What I check: whether the program accepts the property, the title and the lien position as they are; which income documents it reads; how it values the home; the line’s structure, fees and restrictions; and the written disclosures. A HELOC does not come with a Loan Estimate or Closing Disclosure, the CFPB says, so the written offer and the Truth-in-Lending disclosures are the documents to read. The online check above covers one HELOC program, not every option I may be able to arrange, so a preliminary result there is not the full picture.
Text Zach about a HELOC Should I use a mortgage broker, a bank or a direct lender? explains the roles, and what I review to put your financing together covers income, property, credit and equity, costs and timing.
HELOCs for San Clemente homeowners
I’m based in San Clemente, and the lines I arrange here are the same lines, with three local wrinkles. A Mello-Roos special tax in Talega or Marblehead and any association dues are counted in the payment the line is measured against. An ADU in the coastal zone needs Coastal Commission approval before city permits, by the city’s own packet, so a line drawn in stages fits that timeline. And a condo special assessment can be paid with a line; the San Clemente condo page covers the law and the options.
In November 2025 I closed a second-lien home equity line in San Clemente. One closed file is not a promise that another property qualifies.

Who can help with a difficult HELOC in Orange County?
I can. I'm Zach von der Linden (NMLS 1652805), a mortgage broker with West Capital Lending, based in San Clemente in South Orange County, and I place home equity lines that are hard to get elsewhere. Each of these has its own page:
- A third lien behind a first mortgage and an existing second
- A house already listed for sale
- Self-employed, qualified on bank statements
- An IRS tax lien on the home
- A home held in a trust or an LLC
- A rental property
- Your bank said no
I also work with homeowners in Utah, Oregon and Arizona.
What happens when you click
- A new tab opens on West Capital Lending’s portal. Its heading says Home Equity Line of Credit Application; that screen is the options check. No full application is submitted and no hard credit inquiry happens until you choose to continue.
- It asks for your property address, how the home is owned and whether you live in it, then your name, birthday and annual income, then checks your qualifying rates and terms with a soft credit pull.
- You see what the portal offers and decide. A hard credit inquiry happens only if you choose to continue to a full application.
The link carries Zach’s referral code so the lender knows you came through him. It carries nothing about you. Preliminary options are subject to verification and final approval.
Questions people ask
Does checking my HELOC options hurt my credit?
Not the first look. The options check uses a soft credit pull, which does not affect your credit score. A hard credit inquiry happens only if you choose to continue to a full application, and the CFPB says hard inquiries “will impact your credit score because most credit scoring models look at how recently and how frequently you apply for credit.” If you are shopping for a mortgage, the CFPB also says: “Within a 45-day window, multiple credit checks from mortgage lenders are recorded on your credit report as a single inquiry.” That statement is about mortgage credit checks, so ask before assuming it covers a home equity line.
Can I see how much I could get without a hard pull?
Yes, for the first look. The initial rates-and-terms check uses a soft credit inquiry. Continuing and submitting a full application uses a hard inquiry that may affect your score. Preliminary options are subject to verification and final approval.
