A straight answer
Can I get a HELOC if my taxes are on extension or not filed yet?
The direct answer
Yes, I offer bank statement HELOCs that qualify self-employed owners on 12 months of personal or business bank statements instead of tax returns. An unfiled or extended tax year does not matter for it. Tax returns are not part of how it qualifies.

Return on extension? Text me roughly what your deposits run each month, what you owe on the home and what it is worth.
This situation is worked out in a short conversation. No credit pull happens from a conversation. The options check is a soft credit pull with no impact on your credit score for the first look. Texts go to Zach's cell.
What does a tax extension change?
An extension gives you more time to file. The IRS says the extension "is only for filing your return" (IRS, get an extension to file).
The IRS also says to pay any tax you owe by the April filing date.
So the return can wait, and the tax owed for that year does not.
Why does an extension stall a loan qualified on tax returns?
A loan qualified on tax returns reads the most recent return.
For loans sold to Fannie Mae, whether an extension can stand in for that return depends on when the loan is applied for and disbursed (Fannie Mae Selling Guide B1-1-03).
A bank statement HELOC reads your deposits instead.
What do you qualify me on instead?
I qualify you on 12 months of bank statements.
I use your personal or your business account, whichever shows the larger average monthly deposits over those 12 months.
Business-account deposits get an expense factor.
The lender still verifies you can repay.
Your first mortgage stays as it is, and the line sits behind it.
Once the line funds, you use the money however you choose.
No extra documents are needed for the unfiled or extended year.
I also offer a HELOC qualified on a profit-and-loss statement.
It counts your profit, not losses, based on what runs through your bank accounts each month.
What should I send first?
- Which account your business deposits land in, personal or business.
- A rough value for the home and your first mortgage statement.
- How much you want to access, and what it is for.
The full method is on the self-employed HELOC page.
Questions people ask next
Does an extension give me more time to pay my taxes?
No. The IRS says the extension is only for filing your return. It also says to pay any tax you owe by the April filing date.
Do I need my latest tax return for a bank statement HELOC?
No. Tax returns are not part of how the bank statement HELOC I offer qualifies, so an unfiled or extended year does not matter for it. I qualify you on 12 months of personal or business bank statements instead of tax returns.
Can I use a profit and loss statement instead?
Yes. I also offer a HELOC qualified on a profit-and-loss statement. It counts your profit, not losses, based on what runs through your bank accounts each month. Buying or refinancing instead? See Can I get a mortgage with a profit and loss statement?
What if the IRS has filed a lien for the tax I owe?
That is its own question. See a HELOC or refinance with an IRS tax lien.
Does asking about this affect my credit?
A conversation does not pull credit. A full application does.

Which page is this?
Self-employed, returns look low. Yes. When your tax returns understate what the business earns now, I offer loans qualified on 12 months of bank statements instead. The flexibility comes at a cost against a standard loan.
Can I refinance or buy if my tax returns do not show what my business earns now?
That page has the tradeoffs and the same next step: a text to Zach.

| Zach's answers for the self-employed HELOC answers. The bank statement HELOC he offers has no set minimum time in business, so a business under two years old is fine. An unfiled or extended tax year does not matter for the bank statement HELOC, because tax returns are not part of how it qualifies; no extra documents are needed for it. He also offers a HELOC qualified on a profit-and-loss statement; it counts profit only, not losses, based on what runs through the borrower's bank accounts each month. He takes 1099 and gig earners with no business entity and no business account: any account the borrower receives income into can be used, as long as it gets frequent deposits, and those deposits count toward qualifying income. | Confirmed by Zach, October 2026 | 2026-10-19 |

| Fannie Mae Selling Guide B1-1-03, Allowable Age of Credit Documents and Federal Income Tax Returns (04/02/2025): the requirements for the most recent year's tax return depend "on the application date and disbursement date of the loan." For a loan disbursed from July 1 to October 14 of the current year, if the most recent return is not obtained, the lender must obtain a "copy of IRS Form 4868 (Application for Automatic Extension of Time to File U.S. Individual Income Tax Return) filed with the IRS," proof of its e-filing, or confirmation of estimated tax payments, and review the total tax liability.
