A straight answer
Can I get a HELOC if my house is on the California FAIR Plan?
The direct answer
Possibly. Being on the California FAIR Plan does not by itself answer whether you qualify for a HELOC. The HELOC lender still has to confirm that the insurance on the property meets its requirements and that the rest of the loan qualifies. I'm Zach von der Linden (NMLS 1652805), a mortgage broker with West Capital Lending, based in San Clemente.
I can help with the financing side; your insurance broker or the FAIR Plan should answer coverage and premium questions. I work with homeowners in California, Utah, Oregon and Arizona.

On the FAIR Plan and need to fund repairs or wildfire hardening?
No impact on your credit score for the first look. It is a soft credit pull. Texts go to Zach's cell.
Can I use a HELOC to pay for wildfire hardening?
Yes, if you qualify for the HELOC, home-improvement work can be a use of the funds. California lists measures such as a Class A roof and ember- and fire-resistant vents as wildfire-hardening steps that may qualify for insurance discounts; whether a particular improvement changes your premium is a question for your insurance broker or insurer.
Questions people ask next
Will wildfire hardening lower my California FAIR Plan premium?
It may. The California FAIR Plan publishes wildfire-hardening discounts for dwelling fire policies, but I do not give insurance advice and I would not estimate your savings. Ask your insurance broker or the FAIR Plan how your property and completed work are treated.
Can I use a HELOC for a new roof or ember-resistant vents?
Yes, potentially. If you qualify for the line, those are home-improvement uses. Text me the project and what your insurance company or contractor told you, and I can tell you what the financing side would require.
Does being on the FAIR Plan stop me from getting a HELOC?
Not by itself. The HELOC lender still has to confirm that the insurance on the property meets its requirements and that the rest of the loan qualifies.

Fund a project. Match the project budget, the timing of the spending, and the financing structure. Staged projects and one-time projects should not be financed the same way.
Should I use a HELOC for a remodel?
That page has the tradeoffs and the same next step: the options check with no impact on your credit score for the initial check.
