Oregon

What mortgage options can I help with in Oregon?

The direct answer

I help Oregon buyers and homeowners with purchases, refinances and home equity lines, with access to wholesale pricing. I arrange the loan; the lender funds it. What's available for a given home depends on the property, your credit and your income.

I'm Zach von der Linden (NMLS 1652805), a mortgage broker with West Capital Lending, based in San Clemente. I work with homeowners in California, Utah, Oregon and Arizona; license details are on the disclosures page.

Can you help me buy, refinance or use home equity in Oregon?

Yes. I work with lenders for purchases, refinances and home equity lines. I put the financing together and place the loan with a lender. If the property is a condo, I also want to understand the HOA, because the project can stop a loan for a buyer who otherwise qualifies.

What should Oregon condo buyers look at before making an offer?

Oregon law requires a condominium association to keep a reserve account and have its board annually conduct a reserve study or review and update an existing one, along with a maintenance plan, subject to exceptions in the statute. I still review the documents that affect the mortgage: reserves, assessments, insurance, litigation and building condition. State-law compliance and lender project eligibility are related, but they are not the same test.

Can a condo owner be responsible for part of the HOA insurance deductible?

It can happen. Oregon law has condominium bylaws address who pays the deductible on the association's insurance, and for some older condominiums the board can adopt a resolution charging it to the owners affected by a loss or to all owners. That makes the master policy and deductible worth reviewing before you buy. I handle the financing question; an insurance professional should explain what coverage you personally need.

What about Portland's down payment assistance?

Portland's Down Payment Assistance Loan helps first-time buyers inside city limits and is used with a first mortgage from a participating lender. Funding is subject to availability, so check the current program terms. The Portland down payment assistance page covers who qualifies and what to check.

Recent Oregon files I closed

In June 2026 I closed a first mortgage of $530,000 in Salem, in March 2026 a second-lien home equity line of $125,000 in Hillsboro, and in February 2026 a first mortgage of $960,000 in Lake Oswego. One closed file is not a promise that another property qualifies; every file is decided on its own.

Questions people ask next

Can the Portland down payment assistance loan help me?

Possibly, if you are a first-time buyer purchasing inside Portland city limits and qualify through one of the city's community partners. It is used with a first mortgage from a participating lender.

Can you help me finance an Oregon condo?

Often, but the building has to pass the lender's project review as well as you. I want to see the budget, the reserve study, insurance, assessments and any litigation.

Can I get a HELOC on my Oregon home?

Possibly. I arrange home equity lines, and whether one fits depends on your equity, your file and the property. Text me what you need the money for.

Can you help me refinance in Oregon?

Yes. I start with what you're trying to accomplish, because a refinance replaces your first mortgage and a HELOC leaves it alone.

Do Oregon condo associations have to keep reserves?

Oregon law requires a reserve account, and the board must annually conduct a reserve study or review and update an existing one, with exceptions set in the statute. Lenders apply their own project standards on top of that.

Is a cottage on its own lot in a cottage cluster a regular mortgage or a condo loan?

A regular mortgage when the cottage is its own lot. A lot created by an Oregon middle housing land division is a partition or subdivision, not a condominium unit, unless a condominium declaration was recorded. An owners association with common property can make it a planned unit development, with a light review. The cottage cluster page walks through the recorded documents.
