A straight answer

Can I get a HELOC on an owner-occupied condo?

The direct answer

Yes. I arrange HELOCs on owner-occupied condos in California, Utah, Oregon and Arizona. I review your equity and your income. I also review the condo project. Your unit can qualify on your numbers while an HOA, insurance or project issue still affects which program I can place.

I'm Zach von der Linden (NMLS 1652805), a mortgage broker with West Capital Lending, based in San Clemente. I put the financing together, and I tell you plainly which program fits.

What do you review on a condo HELOC?

I review you first. That means your equity, your income and your credit.

Then I review the condo project. I check what the HELOC program asks of the HOA, its insurance and the project.

That order tells us whether an issue sits in your file or in the building.

If your file and the building fit, here is how my HELOC options work. Text me first so I can review your situation. The online check covers one HELOC program, not every option I may be able to arrange.

What does the condo project review look at?

Fannie Mae's guide says that before a lender delivers a loan on a unit in a project, it "must determine that the project meets Fannie Mae's eligibility requirements" (Fannie Mae Selling Guide B4-2.1-01). Warrantable is shorthand for a project that meets those standards.

The home equity lines I place run on their own guidelines. So I check the program's own requirements for your building rather than assume the agency review applies.

Reserves, litigation, insurance and repairs are the usual issues. The page on condo project problems that can affect financing walks through each one.

What should I send first?

  • The property address and the HOA name.
  • A rough value for the condo.
  • Your first mortgage statement, and any second loan statement.
  • How much you want to access, and what it is for.
  • Any HOA notice about a special assessment, a lawsuit or an insurance change.

A text or a call does not pull your credit.

Questions people ask next

Is getting a HELOC on a condo harder than on a house?

It adds one step: I review the condo project as well as you. I look at your equity, income and credit first. Then I check what the HELOC program asks of the HOA and the project. That tells us whether an issue sits in your file or in the building.

How much equity do I need for a condo HELOC?

The HELOC program sets the limit, and I measure your equity against it. I start with the condo's value and what you owe on your first mortgage. The program decides how much of the remaining equity it will lend against. Your income and credit decide the rest. I run those numbers before I tell you how much is available.

Does the HOA have to be approved for me to get a HELOC?

The HELOC program decides that, and I check its requirements for your building before you apply. I do not assume a full condo review applies to every line of credit. I ask the HOA for the documents and insurance proof the program names.

Can I get a HELOC if my condo is non-warrantable?

Yes. Non-warrantable means the project misses Fannie Mae or Freddie Mac standards for the loans they buy. I arrange HELOCs on owner-occupied condos that are warrantable and non-warrantable. So the label alone does not decide the line. I need to know why the condo is non-warrantable and which program we are using. The refinance page answers what if the condo is non-warrantable?

Can an HOA special assessment stop me from getting a HELOC?

It matters, so I read the assessment and the HOA's situation before I choose the home-equity option. For the loans Fannie Mae buys, an assessment tied to a critical repair that is not fixed makes the project ineligible. Routine repairs are not critical under that guide. A HELOC can also be how you pay the assessment. See paying an HOA special assessment.

Zach arranges HELOCs on owner-occupied condos in California, Utah, Oregon and Arizona, both warrantable and non-warrantable. Before a line is placed he reviews the owner's equity, income and credit, then the condo project and what the HELOC program asks of the HOA, its insurance and the project. The non-warrantable label alone does not decide whether a line can be placed; the reason the project falls short does. The home equity lines he places run on their own guidelines. The online soft check covers one HELOC program, not every option he may be able to arrange.Confirmed by Zach, October 20262026-10-19

On the West Capital Lending HELOC registration page, checking qualifying rates and terms uses a soft credit pull that does not affect the credit score; continuing and submitting an application requests a full credit report, which is a hard pull that may affect credit.West Capital Lending HELOC registration page (referral id omitted here)2026-09-09
