A straight answer
Can I get a mortgage with a job offer letter before I start?
The direct answer
Yes. I offer mortgage programs that can close before your new job starts. I review the accepted offer, start date, income terms and required funds so we know what needs to be satisfied before closing. I'm Zach von der Linden (NMLS 1652805), a mortgage broker with West Capital Lending, based in San Clemente.
An offer letter does not qualify you by itself. Each program sets conditions, and Fannie Mae's rule shows what they look like: when no pay stub will exist before the loan is delivered, Fannie Mae limits its option to buying a one-unit home you will live in, qualified on fixed base pay, with a start date inside a set window around closing and extra reserves. I put the financing together with a lender; the lender and the program set the rules. I work with buyers in California, Utah, Oregon and Arizona.

Tell me your profession or income situation, the property state, and whether you're buying or refinancing. I'll explain which program requirements we need to review. Include your job start date and intended closing date.
No credit pull happens from a text or a call. Texts and calls go to Zach's cell.
What happens after you text me?
Texts go straight to my cell, and I answer them myself when I'm free. I'll ask for the few details that actually matter, tell you whether the structure looks worth pursuing, and explain the next step. If I don't think the loan fits, I'll tell you that too.
A text or phone conversation does not pull your credit.
What is different about closing on an offer letter?
The usual file shows income that has already been paid: pay stubs, W-2s, returns. On an offer-letter loan the income has not started yet, so the written offer carries the weight. The lender reads the offer for the employer, the position, the pay and the start date, verifies the job with the employer, and checks the funds you will bring to closing.
That changes what I need from you early. Under Fannie Mae's rule, "The lender must use the monthly income amount in the offer letter as qualifying income" (Fannie Mae Selling Guide B3-3.3-03), so the pay terms in the letter are the number we work from, not the raise you expect or a bonus you hope to earn. For the programs I offer, I confirm the start-date window and the documents for your file before you set a closing date.
A doctor starting a new position? The physician loans page covers that program. A teacher, nurse or other professional? Do doctors, teachers and nurses get special mortgages? sorts the programs and the assistance by career.
What does Fannie Mae require when there is no pay stub yet?
Fannie Mae's employment-offer topic has two options. In the first, a pay stub from the new job is saved in the file before the loan is delivered. In the second, there is no pay stub yet, and that option "is limited to loans that meet the following criteria: purchase transaction, principal residence, one-unit property, the borrower must not be employed by a family member or by an interested party to the transaction, and the borrower is qualified using only fixed-base income" (Fannie Mae Selling Guide B3-3.3-03).
The second option adds two more conditions. Your start date has to fall inside a window the guide sets around the note date, the day you sign the loan. And the lender documents reserves on top of what the loan already requires: either a set number of months of the new housing payment, or enough money to cover your monthly debts and the new housing payment for the months between closing and your start date, plus one more month.
So an offer letter alone is not the test. A refinance, a second home, a rental or pay that is mostly bonus or commission falls outside that option, and the file waits for a pay stub or uses another program's rules. The job change or gap page walks through the window with a dated example and the reserve condition, and these are Fannie Mae rules for loans sold to Fannie Mae; other programs set their own.
What should I have ready?
The offer itself, accepted. Fannie Mae asks for a "fully executed and non-contingent offer or contract for future employment," accepted "through a signed agreement, written confirmation (e.g., email) or other verifiable means," that identifies "the employer and the borrower" and "the terms of employment, including position, type and rate of pay, and start date" (Fannie Mae Selling Guide B3-3.3-03). The lender also verifies the job with the employer before closing.
Then the money side: statements for the accounts that will cover your down payment, closing costs and reserves, and your current pay if you are still working. Do not text documents or account numbers; I will tell you what to send and how.
If the new work is contract or 1099 work rather than a salaried offer, the offer-letter rules do not fit, and the newly self-employed page is the one that applies.
Not under contract yet? Start my soft-pull pre-approval. It uses a soft credit check and is subject to review and verification; it does not approve an offer-letter loan, so text me about the offer as well.
Questions people ask next
Do I need my first paystub before closing?
Not always. Under Fannie Mae's rule, a loan can be delivered without a pay stub from the new job only when it is a purchase of a one-unit home you will live in, qualified on fixed base income, with the start-date window and the extra reserves described above (Fannie Mae Selling Guide B3-3.3-03). Otherwise the pay stub has to be in the file before the loan is delivered. Other programs set their own rules, and I read the one your loan uses.
How far in advance of my start date can I close?
It depends on the program. Fannie Mae's option without a pay stub sets a start-date window measured from the note date, and the job change or gap page shows it with a dated example. For the programs I offer, I confirm the window for your file before you set a closing date.
Does a conditional offer count?
Not until the conditions are met. Fannie Mae asks for a fully executed and non-contingent offer, and for its option without a pay stub, "If conditions of employment exist, the lender must confirm prior to closing that all conditions of employment are satisfied." Tell me what conditions your offer lists and when the employer expects to clear them, so the closing date can follow.
Can I use a signing bonus?
Not as qualifying income under Fannie Mae's option without a pay stub, which uses fixed base income only. Once a signing bonus has been paid into your account, it can count toward your funds, and on a purchase the lender documents the source of a large deposit it needs for the down payment, closing costs or reserves. Until it is paid, it is a line in the letter, not money I can document.

| Fannie Mae Selling Guide B3-3.3-03, Employment Offers or Contracts (10/07/2026): a lender may deliver a loan for a borrower "scheduled to begin new employment under the terms of an employment offer or contract" in one of two ways: with the most recent paystub saved in the file before the loan is delivered, or without one. The option without a paystub "is limited to loans that meet the following criteria: purchase transaction, principal residence, one-unit property, the borrower must not be employed by a family member or by an interested party to the transaction, and the borrower is qualified using only fixed-base income," with a start date inside a window the topic sets around the note date. | Fannie Mae Selling Guide B3-3.3-03 (10/07/2026), documentation: the lender must obtain and review the "fully executed and non-contingent offer or contract for future employment," with acceptance shown "through a signed agreement, written confirmation (e.g., email) or other verifiable means," and the documentation must identify "the employer and the borrower" and "the terms of employment, including position, type and rate of pay, and start date." "Additionally, a verbal VOE is required," or, when the start date is on or after the note date, the lender may obtain verification from the employer that the terms remain the same.
